A quick blog to look at 4 reasons, you should sell your property before you start looking for a property to buy.
✅ IT REDUCES STRESS
A common point many sellers quote when they look to list their property, is that they would like to find a property to buy first, as they don’t want pressure from a buyer.
However… Imagine you have found a property to buy and that seller gives you 2 weeks to find a buyer. In that time, you will need to get the property, market ready, have the photos etc taken, get it on the market, organise viewings and hope that you receive offers that are suitable. Believe me, that is way more stressful than finding a buyer first, managing their expectations and giving you a bit more flexibility to find a home you would like to buy.
✅ ALLOWS YOU TO BUDGET
I have seen it time and time again, a seller finds a property they would love to buy, list their home at unrealistic prices and sit on the market for months chasing the offer they want/need, struggling to sell and eventually losing the home they wanted to sell for in the first place. It’s better to get your home valued first, find a buyer and know what equity you have to play with and sourcing a new home based on those figures.
✅ SELLERS & THEIR ESTATE AGENTS WILL TAKE YOU MORE SERIOUSLY
9 times out of 10, an estate agent will want you to be under offer, prior to recommending a seller accepts your offer. Failing that, it’s unlikely the seller will engage in negotiation and if they do, it will be on their terms, which leads me to the final point…
✅ BETTER POSITION TO NEGOTIATE
Once you are under offer and have a complete chain at your end, you will be in a much stronger position to negotiate with that seller. Every seller needs a buyer that is able to proceed, otherwise their sale process will remain at a stand still. If you can give them the ability to proceed, they are far more likely to enter negotiations with you.
