A Guide to Staging Your Prestige Home For Sale.

Staging your home includes de-cluttering, cleaning & re-arranging or adding furniture in order to create a fabulous first impression of your home, both in the online marketing advert and when conducting the in person viewing with a prospective buyer. Staged homes attract more attention & tend to achieve a higher sale price as a result.

When staging your home for sale (or to rent), it is vitally important to imagine seeing your property through the eyes of a prospective buyer (or tenant). We understand that this can sometimes be difficult, as it's your home and how you enjoy living there may be different to someone else.
So with that in mind, we have created this Guide to Staging Your Home For Sale which we hope you find useful.

PREPARING THE OUTSIDE
  • Remove vehicles from your driveway. If you don't have a driveway, try to ensure that yours or neighbours cars can be moved ahead of the photographs being taken, where possible.
  • Remove your waste bins from the front of the property, along with any clutter or rubbish you have lying around.
  • Clear any weeds, dead plants or leaves from the front and rear garden areas.
  • Mow the lawn.
  • Jet wash or clean any patio areas that are needed.
  • Paint any decking.
  • Clean windows & doors.
  • In the warmer months, get your garden furniture out and set up to include barbecues, fire pits etc.
  • Give any paintwork a freshen up.

PREPARING YOUR RECEPTION ROOMS
  • De-clutter any surfaces that are on show to include excessive photos or ornaments.
  • Remove any pet bedding, toys or cat towers - storing them away for photos and viewing days.
  • Clean surfaces, windows, blinds & flooring.
  • In colder months, if you have a fire, get it fired up to give a homely feel.
  • Use cushions and throws to style the sofas or seating areas.
  • Hide away any children's toys.
  • Turn the TV off.
  • Add fresh flowers or a fresh fruit bowl to the dining table.

PREPARING THE KITCHEN
  • Clear work tops and ensure the sink is empty.
  • Hide excessive appliances such as bread makers, slow cookers and just keep out the essentials such as toaster and kettle.
  • Remove tea towels, oven gloves etc out of sight.
  • Remove any pet food or water bowls.
  • Remove fridge magnets.
  • Clean all surfaces, oven, hob, extractors, floors and windows.
  • Repair any loose or hanging cupboard doors.

PREPARING YOUR BATHROOM/S
  • Clear any surfaces of clutter.
  • Clean shower screens from any hard water stains.
  • Clean any mould or hard water stains from grout and sealant.
  • Ensure toilet roll is presentable.
  • Remove any cleaning products from down the side of the toilet or sink areas.
  • Toilet lid should be down.
  • Shower curtains should be pulled back and presented neatly.
  • Remove any children's bath toys.
  • Remove any soaps, shampoo or body wash bottles from view.
  • Try to use nice scented candles & either neatly fold nice towels on show or remove them completely.

IF YOU HAVE AN EMPTY PROPERTY
  • The same rules apply as far as the outside is concerned. Internally ensure the property is cleaned and clear from clutter.
