Why not having a floor plan or marketing video can harm your chances of a sale in 2023 😳

We've noticed a few estate agents recently, listing properties with limited marketing effort, no floor plans or marketing videos and wanted to share some very interesting stats around why, in the current market conditions, this is damaging to your chances of selling your home.

Like most of the public, I have an addiction to browsing through Rightmove and looking at different homes, styles and decor, gaining inspiration for my own home... Now I personally have no intention to move, but occasionally, I see a property advert with no floor plan and I think to myself - How lazy is that estate agent... it's 2023 for crying out loud.

See below, a screen grab taken today (Thursday 2nd March 2023) and a great example of not having a floor plan and an estate agent that is marketing a property as 'newly listed' over 4 weeks from first listing the home - blows my mind.

As an estate agent myself, I know the damage not having a floor plan can have on the marketing of a home (I have the stats to share with you a bit further down in this blog) but, not having a floor plan in a market which is, let's be honest, a little tougher than it has been for the last few years, is not only lazy by the estate agents standard, but it is extremely poor practice and damaging to the sellers chances of achieving a sale. To put this into perspective, a floor plan costs around £5 to create and approximately 15 minutes of time, whereas the effect it could have on a sellers pocket could be hundreds, if not thousands of pounds difference.

According to Rightmove, having a floor plan can increase the number of leads (potential buyer enquiries) by 12%.
Not only that, but i'm a huge fan of video tours and for good reason, not only do they provide potential buyers with information on the home ahead of viewing but when they do view in person, it's like a second viewing is taking place.
Having a video tour on your advert produces a further 6% leads, compared to those without.
So if your estate agent is not providing you with a floor plan or video tour, your potential buyer enquiries are reduced by around 18%.

Now with buyer enquiries already lower in 2023 & the average time to secure a buyer standing at 62 days nationally, compared to 33 days this time last year, it is essential that you hassle your estate agent to provide a floor plan and professional video tour, ideally a presenter led video tour, in order to improve the chances of your home selling in 2023.
